Benchmarking
TABCO can help you compare your building’s energy management performance against similar properties, equalizing for such factors as climate, size, operations and age.
Commissioning & Verification of Project Performance
Building performance routinely strays from the owner’s intent, resulting in pervasive problems. Design flaws, construction defects, malfunctioning equipment and other deficiencies can shorten system life, compromise indoor air quality and comfort, and increase energy use. TABCO’s services include building commissioning and verification of the owner’s intent (a process of quality assurance) which help customers detect and remedy most deficiencies in building performance.
Developing Energy-Saving Projects
Following an audit, TABCO’s building performance engineers can help you develop energy-saving options and then prioritize among them to improve your bottom line and satisfy building occupants. These project development services include conceptual design, estimation of installation costs and projection of energy cost savings, Return on Investment (ROI) analysis, and calculation of payback periods.
Energy Audits, Surveys and Analysis
During an energy audit, TABCO surveys the building’s systems to determine the options for improving energy performance. Depending on your needs, this process can vary in scope from a brief inspection of the building systems and utility bills to a detailed evaluation of all systems, energy use diagnostics, a thermographic investigation, and development of a customized package of energy performance upgrades to achieve a high performance building rating.
Energy Efficiency Rating
The American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) has developed the Building Energy Quotient (Building EQ) program to help you understand how energy efficient your building is. Building EQ is expected to be a requirement for certain public buildings, and having a Building EQ rating will increase the value of your building, and make your building more competitive in today’s commercial real estate marketplace. Building EQ assigns two ratings to a building, an asset rating and an operational rating. The asset rating describes the expected energy performance of the building based on design specifications and computer modeling. The operational rating, available once a building has 12 months of performance history, indicates actual performance. TABCO’s trained professionals can generate these ratings for you.
LEED Certification
Leadership in Energy and Environmental Design (LEED) is the most widely known green building rating system. TABCO’s LEED Accredited Professionals provide independent, third-party verification that a building project meets one of the green building and performance standards specified by LEED, and can assist you in achieving and documenting LEED credits toward LEED certification.
Measurement and Verification
If performance is not measured, there is no way to know how a building is performing now, or how much performance has improved after energy upgrades have been done. TABCO engineers provide measurement and verification (M&V) of building system’s performance, a fundamental element of performance contracting, LEED Certification and commissioning and retro-Commissioning, using the highest quality energy metering and analysis technologies, such as Eniscope.
Performance Contracting Management
Performance contracting is a method of purchasing new, energy-efficient equipment and paying for it from the energy savings generated by the new equipment. TABCO provides its customers unbiased, third-party analysis of the feasibility of such energy-savings projects before they enter into a performance contract. The development and implementation of these contracts is complex. Tasks include vendor selection, contract development, discovery of opportunity, selective application of technologies, engineering and financial analysis, construction, commissioning, measurement and verification of performance, training, and ongoing savings persistence evaluations. TABCO’s experience in these areas ensures its clients’ success when implementing performance contracting projects.
System Energy Diagnostics
During an energy audit, TABCO surveys the building’s systems to determine the options for improving energy performance. Depending on your needs, this process can vary in scope from a brief inspection of the building systems and utility bills to a detailed evaluation of all systems, energy use diagnostics, a thermographic investigation, and development of a customized package of energy performance upgrades to achieve a high performance building rating.
Thermography
During an energy audit, TABCO surveys the building’s systems to determine the options for improving energy performance. Depending on your needs, this process can vary in scope from a brief inspection of the building systems and utility bills to a detailed evaluation of all systems, energy use diagnostics, a thermographic investigation, and development of a customized package of energy performance upgrades to achieve a high performance building rating.
Utility Data Analysis
During an energy audit, TABCO surveys the building’s systems to determine the options for improving energy performance. Depending on your needs, this process can vary in scope from a brief inspection of the building systems and utility bills to a detailed evaluation of all systems, energy use diagnostics, a thermographic investigation, and development of a customized package of energy performance upgrades to achieve a high performance building rating.
Value Engineering
Following an audit, TABCO’s building performance engineers can help you develop energy-saving options and then prioritize among them to improve your bottom line and satisfy building occupants. These project development services include conceptual design, estimation of installation costs and projection of energy cost savings, and value engineering, including Return on Investment (ROI) analysis and calculation of simple payback periods.
Verification of Design Energy Usage
If performance is not measured, there is no way to know how a building is performing now, or how much performance has improved after energy upgrades have been done. TABCO engineers provide measurement and verification (M&V) of building system’s performance, a fundamental element of performance contracting, LEED Certification and commissioning and retro-Commissioning, using the highest quality energy metering and analysis technologies, such as Eniscope.
